SUBSTITUTE TRUSTEE'S SALE

Default having been made in the payment of the debts and obligations secured to be paid by a certain Deed of Trust executed November 28, 2007 by Jennifer L. Hannah and Brian A. Hannah to Greg A. Ziskind, A Resident of Shelby County, Tennessee, as Trustee, as same appears of record in the office of the Register of Lawrence County, Tennessee, in Book 278, Page 693, and the undersigned having been appointed Substitute Trustee by instrument recorded in Book 459, Page 592, in the said Register's Office, and the owner of the debt secured, Bank of America, N.A., having requested the undersigned to advertise and sell the property described in and conveyed by said Deed of Trust, all of said indebtedness having matured by default in the payment of a part thereof, at the option of the owner, this is to give notice that the undersigned will, on Thursday, August 27, 2015 commencing at 11:00 AM, at the Front Door of the Courthouse, Lawrenceburg, Lawrence County, Tennessee proceed to sell at public outcry to the highest and best bidder for cash, the following described property, to wit:
Situated in County of Lawrence, State of Tennessee.
Tract 1: Situated, lying and being in the 11th Civil District of Lawrence County, Tennessee, on the west side of Buffalo Road and being more particularly described as follows: Beginning on the original northeast corner of the 50 acre tract in the center of Buffalo Road where a road intersects said Buffalo Road on an Railroad Spike; thence with the center of said road North 86 degrees West 130 feet to point in center of said road with a stake on south side as a pointer; thence across field South 27 ½ degrees West 670 feet to iron pipe in a field thence South 86 degrees East 130 feet to Railroad Spike iron in center of Buffalo Road; thence with center and meandering of said Buffalo Road North 27 ½ degrees East 670 feet to the beginning containing 2 acres more or less. This description in accordance with survey of R. G. Chapman, Surveyor, dated May 21, 1970. Included in the above description but excluded from this conveyance is the following described tract. Being a tract of land located in the 11th Civil District of Lawrence County, Tennessee and also being a portion of the same property as recorded in the name of Stephens (Record Book 173, Page 331, Tax Map 24, Parcel 18.01), bounded on the North by Steven Stephens remaining property, bounded on the East by Buffalo Road bounded on the West by Erman and Johnny Ingram and bounded on the south by Erman and Johnny Ingram and being more particularly described as follows: Beginning at a P. K. nail set in the centerline of Buffalo Road at the southeast corner of Steven Stephens (Record Book 173, Page 331, Tax Map 24, Parcel 18.01) and also being the southeast corner of the herein described tract; thence with south line of Stephens and the north line of Erman Ingram (Deed Book 295, Page 673, Tax Map 24, Parcel 18.00); North 78 degrees 48 minutes 02 seconds West 130.00 feet to an iron pin set at the southwest corner of the herein described tract; thence with the east line of the Ingram property North 33 degrees 09 minutes 20 seconds East for a distance of 221.48 feet to an iron pin set at the southeast corner of Ingram and also being the northwest corner of the herein described tract; thence with a severance line and the south line of Steven Stephens remaining property, South 57 degrees 32 minutes 00 seconds East passing an iron pipe at 70.45 feet, in all for a distance of 118.09 feet to a point in the centerline of said road at the southeast corner of Stephens remaining property and also being the northeast corner of the herein described tract; thence with the centerline of said road, South 32 degrees 20 minutes 12 seconds West 173.75 feet to the beginning and containing 0.54 acres by survey of Ronald C. Hinson, Tennessee Registered Land Surveyor No. 2034, Lawrence County, Tennessee, dated July 24, 2006. The above/described tract is subject to any and/or all utility easements or right of ways of record or not. The above/described tract is subject to a portion of the right of way for Buffalo Road (50 feet in width). This exclusion being the same property conveyed to Steven Stephens by Warranty Deed dated October 5, 2006 from Johnny Ingram and Judy Ingram, Samantha Faye Ingram Clark and Alan Charles Ingram of record in Record Book 241, Page 799, Register's Office of Lawrence County, Tennessee. Tract 2: Being a tract of land located in the 11th Civil District of Lawrence County, Tennessee and being bounded on the North by Larry and Brenda Brown, bounded on the East by Steven Stephens bounded on the West by Erman and Johnny Ingram remaining property and bounded on the south by Erman and Johnny Ingram remaining property and being more particularly described as follows: Beginning at a point in the centerline of an old road at the northwest corner of Steven Stephens (Record Book 173, page 331, Tax Map 24, Parcel 18.01) and also being the northeast corner of the herein described tract; thence with west line of Stephens, South 33 degrees 09 minutes 20 seconds West 428.87 feet to an iron pin set at the southeast corner of the herein described tract; thence with the north line of Tract 2, North 57 degrees 32 minutes 00 seconds West for a distance of 101.18 feet to an iron pin set at the southwest corner of the herein described tract; thence with the east line of Tract 2, North 36 degrees 53 minutes 47 seconds East for a distance of 399.35 feet to a wood post in the south line of Larry and Brenda Brown (Deed Book 273, Page 332, Tax Map 24, Parcel 5.01) and also being the northwest of the herein described tract; thence with the south line of Brown, South 79 degrees 39 minutes 09 seconds East for a distance of 81.49 feet to the beginning and containing 0.83 acres by survey of Ronald C. Hinson, Tennessee Registered Land Surveyor No. 2034, Lawrence County, Tennessee dated July 24, 2006. The above described tract is subject to any and/or all utility easements or right of ways of record or not. Subject to Grant of Transmission Line Easement of record in Deed Book 104, Page 585, Register's Office of Lawrence County, Tennessee.
