WHEREAS, Matthew S. Shelton and Teshia L. Shelton executed a Deed of Trust to Mortgage Electronic Registration Systems, Inc., as nominee for First Volunteer Bank of Tennessee, Lender and Douglas R. Johnson, Trustee(s), which was dated August 6, 2010 and recorded on August 11, 2010 in Book 347, Page 771, LawrenceCounty, Tennessee Register of Deeds.
WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust, Central Mortgage Company, (the "Holder"), appointed the undersigned, Brock & Scott, PLLC, as Substitute Trustee, by an instrument duly recorded in the Office of the Register of Deeds of Lawrence County, Tennessee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Brock & Scott, PLLC,Substitute Trustee, by virtue of the power and authority vested in it, will on March 10, 2016, at 11:00AM at the usual and customary location at the Lawrence CountyCourthouse, Lawrenceburg, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Lawrence County, Tennessee, to wit:
TRACT 1: Situated, lying and being in the 10th Civil District of Lawrence County, Tennessee and being further described as follows:
Being Lot No. 5 of the Mason Place Subdivision, a plat of which is of record in Plat Cabinet A, Slide 61, ROLCo., Tennessee, to which reference is made for a more complete description.
Said lot is subject to restrictions of record in Trust Book 267, pages 728-29, ROLCo., Tennessee.
TRACT 2: A certain tract of land, being a portion of lot 4 of Mason Place Subdivision, Section 1, (recorded in Plat Cabinet A, Slide 61, ROLCo, Tennessee).
Situated, lying and being in the 10th Civil District of Lawrence County, Tennessee and described by metes and bounds as follows;
Beginning at an iron fence post in place, the existing SW corner of Lot 5 of Mason Place Subdivision, and being the existing SE corner of Lot 4, in the north margin of Westwood Lane, and being the SE corner of this tract; thence with the north margin of Westwood Lane, N 42 degrees 05 minutes W 20.00 feet to an iron pin set, the SW corner of this lot; thence N 41 degrees 45 minutes E 122.3 feet to an iron pin set in the west line of Lot 5, being the most northern corner of this triangular tract; thence with the line of Lot 5, S 33 degrees 10 minutes W 126.5 feet to the point of beginning. For reference see Plat Cabinet A, Slide 61, ROLCo., Tennessee. The intent of this survey is to add this triangular tract to Lot 5 from Lot 4 of Mason Place Subdivision.
Description in accordance with a survey made by Thomas A. Campbell, II, TRLS #978 dated June 15,1987.
Said lot is subject to restrictions of record in Trust Book 267, pages 728-29, Register's Office of Lawrence County, Tennessee.
This being the same property conveyed to Matthew S. Shelton and wife, Teshia L. Shelton by deed from David Toon and wife, Jennifer Toon dated February 20, 1998 of record in Deed Book 298, Page 136, Register's Office of Lawrence County, Tennessee.

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
