NOTICE OF
TRUSTEE'S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated January 25, 2011, and the Deed of Trust of even date securing the same, recorded February 24, 2011, in Book No. 358, at Page 790, in Office of the Register of Deeds for Lawrence County, Tennessee, executed by Kathy Luna and Randy Luna, conveying certain property therein described to Arnold M. Weiss, Esq. as Trustee for Wells Fargo Bank, N.A.; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Wells Fargo Bank, N.A..
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Wells Fargo Bank, N.A., will, on March 23, 2015 on or about 11:00 AM, at the Lawrence County Courthouse, Lawrenceburg, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lawrence County, Tennessee, and being more particularly described as follows:
The land referred to in this policy is situated in the State of Tennessee, County of Lawrence, and described as follows: Tract 1: All of Lot No. 54 of the Gilbreth Subdivision in Lawrenceburg, Tennessee. Said Lot No. 54 lies on the North side of Debus Street and fronts same 115 feet and is 115 feet on its North boundary joining Lot No. 55 and is 100 feet on its East Boundary joining Lot No. 56 and lies on the East side of Fair Avenue and fronts same 100 feet, all in accordance with and is shown on Plat of the said Gilbreth Subdivision which is recorded In Plat Book 1, Page 1, of the Register's Office of Lawrence County, Tennessee. This conveyance is made subject to certain restrictions and covenants with the respect to the use and occupancy of said real estate described as Gilbreth Subdivision as were adopted, declared and placed of record by instrument recorded in Trust Book 97, Page 477-78, of the Register's Office of Lawrence County, Tennessee, to which reference is here made for all pertinent purposes. Tract 2: All of Lot No. 55 of Gilbreth Subdivision. Said Lot No. 55 lies on the East side of Fair Avenue and fronts same 90 feet and is 185 feet on its North boundary joining Lot No. 65, and is 115 feet on its South boundary joining Lot 54 and Is 114 feet on its East boundary Joining Lot No. 56 all in accordance with and is shown on plat of Gilbreth Subdivision which is recorded in Plat Book 1, Page 1 of the Register's Office of Lawrence County, Tennessee. This conveyance is made subject to certain restrictions and covenants with the respect to the use and occupancy of said real estate described as Gilbreth Subdivision as were adopted, declared and placed of record by instrument recorded in Trust Book 97, Page 477-78, of the Register's Office of Lawrence County, Tennessee, to which reference is here made for all pertinent purposes.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above-referenced property:

The sale held pursuant to this Notice may be rescinded at the Successor Trustee's option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
