____________ NOTICE OF TRUSTEE'S SALE WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated June 4, 2004, and the Deed of Trust of even date securing the same, recorded June 4, 2004, in Book No. 160, at Page 958, in Office of the Register of Deeds for Lawrence County, Tennessee, executed by Stanley H. Smith and Jamie Lynn Smith, conveying certain property therein described to Kathy Winstead as Trustee for Chase Manhattan Mortgage Corporation; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by JPMorgan Chase Bank, National Association. NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by JPMorgan Chase Bank, National Association, will, on April 25, 2016 on or about 11:00 AM, at the Lawrence County Courthouse, Lawrenceburg, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lawrence County, Tennessee, and being more particularly described as follows: A tract of land in the 8 th Civil District of Lawrence County, in the City of Lawrenceburg, Tennessee, lying on the south side of Voss Street and being more particularly described as follows: Beginning at an existing iron pipe on the south right of way line of Voss Street that is eastwardly, approximately 176 feet from the center of Buffalo Road; thence with the south right of way line of Voss Street S 84 degrees 07 minutes 00 seconds E, a distance of 85.07 feet to an existing iron pipe; thence with the west boundary line of the property of Marie Gillespie (Deed Book 155, Page 450, ROLCo., Tennessee) S 04 degrees 01 minutes 57 seconds W, a distance of 180.03 feet to an existing iron pipe; thence with NBL of the property of the City of Lawrenceburg (Deed Book 260, Page 38, ROLCo., Tennessee) N 84 degrees 07 minutes 00 seconds W, a distance of 85.00 feet to an iron pin set; thence with the EBL of the property of Elmer B. White (Deed Book 263, Page 191) and the property of Clessie Mae Holden (Deed Book 151, Page 157, ROLCo., Tennessee), N 04 degrees 00 minutes 32 seconds E, a distance of 180.03 feet to the point of beginning and containing 15,301 square feet or 0.35 of an acre, more or less according to survey by Cleghorn and Associates dated December 30, 1994, Job No. 94-211. This conveyance is subject to any and all existing easements, restrictions and building setback lines of record. Being the same property conveyed to Stanley H. Smith and wife, Jammie L. Smith in Warranty Deed, as filed at Book 160, Page 956 in the Register's Office of Lawrence County. ALSO KNOWN AS: 385 Voss Street, Lawrenceburg, TN 38464 This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
