TRUSTEE'S
SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated April 30, 2004, and the Deed of Trust of even date securing the same, recorded May 3, 2004, in Book No. 156, at Page 880, in Office of the Register of Deeds for Lawrence County, Tennessee, executed by Patricia Cranfill and Christopher Howard, conveying certain property therein described to Kathy Winstead as Trustee for Chase Manhattan Mortgage Corporation; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by JPMorgan Chase Bank, National Association.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by JPMorgan Chase Bank, National Association, will, on February 23, 2017 on or about 1:00 PM, at the Lawrence County Courthouse, Lawrenceburg, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lawrence County, Tennessee, and being more particularly described as follows:
Situated, lying and being in the 10th Civil District of Lawrence County, Tennessee, adjacent to the Red Hill-Ethridge Road, about 5 miles West of Ethridge and described as follows: Beginning at a railroad spike in the center of Red Hill-Ethridge Road and with said road, South 88 degrees East 973.9 feet to a railroad spike in the center of the road, 69 feet East of the intersection of the McCaleb Road; thence South 81 degrees West 289.4 feet to the center of an old concrete bridge; thence South 81 degrees 15 minutes West 271.3 feet to a stake; thence South 89 degrees 30 minutes West 83 feet to a stake; thence North 87 degrees West 86.4 feet to a stake; thence North 68 degrees West 272.65 feet to the point of beginning, containing 1.2 acres, more or less. This property being entirely bordered on the South by the property of R.A. Perry. Description in accordance with a new survey of J.T. Dixon, Tennessee Registered Land Surveyor No. 668, July 24, 1981. Included in the above description but excluded from this conveyance is the following described property being this day deeded to Marcella Thompson Fralix by Daniel Thompson: Beginning at a point in the center of Red Hill Road that is 69 feet East of its intersection with McCaleb Road; thence with the North boundary line of the property of R.A. Perry as recorded in Deed Book 167, Page 513, ROLCT, South 71 degrees 00 minutes 49 seconds West 91.90 feet to a fence post; thence with a fence in the center of an old road bed and continuing with said North boundary line, South 78 degrees 21 minutes 29 seconds West 368.18 feet to a fence post; thence South 79 degrees 00 minutes 08 seconds West 111.57 feet to a fence post; thence with a fence, a line severing the property now or formerly of F.D. Thompson as recorded in Deed Book 170, Page 461, ROLCT, North 04 degrees 55 minutes 09 seconds West passing a fence post at 92.58 feet a total distance of 108.58 feet to a point in the center of Red Hill Road; thence with the center of said road, North 88 degrees 15 minutes 00 seconds East 566.60 feet to the point of beginning and containing 0.78 of an acre, more or less, according to a survey by Cleghorn & Associates, dated June 15, 1992 Job No. 92-171,. Tennessee Registered Land Surveyor No. 1440.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above-referenced property:
